Winfield Investment Group focuses exclusively on midsize multifamily investing in growing Midwestern submarkets. Winfield Investment Group was formed in 2017 with a hands on approach to residential investing. With over 20 years of combined multifamily experience, we are dedicated to providing healthy risk adjusted returns to our investors. By focusing on midsize apartments, our team is able to capitalize on a niche market that is out of reach for residential investors yet rarely pursued by institutional groups.
Why Multifamily?
Cash Flow - Cash is generated each month through rent collections. Rents are relatively predictable and units can be quickly turned over to improve probability of steady cash flow, allowing passive income for investors.
Appreciation - While no real estate is immune to downturns, multifamily has historically proven to appreciate in value over the long-term investment horizon. Investors can benefit from an asset’s appreciation in value in addition to the cash flow.
Leverage - Real estate has the availability to be leveraged with debt, allowing returns to be amplified. The principal debt can be paid off over time using the property’s cash flow.
Tax Benefits - Multifamily real estate is highly tax advantaged. Mortgage interest paid on debt payments can be deducted from income. Additionally, properties can be depreciated over a 27.5-year period, even if the property technically appreciates in value.
Demand - Baby boomers are opting to rent vs. own, Millennials are delaying or abandoning home buying plans, and Generation Z is now entering the housing market with rentals first. Even during an economic downturn, people will always need somewhere to live.

Chris Hentschel has nine years of experience in multifamily, beginning his career in 2014 on the transaction side as a multifamily broker at Colliers International for two years. Chris then spent four years with Buckingham Companies as an Acquisitions Associate. During this time, he underwrote over $25 billion worth of multifamily assets and led five acquisitions totaling over $167 million for the multifamily owner/operator. Most recently, Chris has spent the last three years with another local developer, The Garrett Companies. As an Acquisitions Manager for this firm, he identifies land opportunities for multifamily developments across the nation and assists in the disposition of stabilized multifamily assets. Personally, Chris has invested in, owns, and operates several residential properties in the Indianapolis area. Chris has been able to leverage his experience with top multifamily firms to identify and operate multifamily investment opportunities for Winfield Investment Group.

Brian Bouggy is a partner at Densborn Blachly LLP, where his legal practice includes representing clients in all aspects of real estate development, acquisition, management, disposition, and related matters. He has extensive experience in structuring, negotiating, and executing debt and equity financing transactions for clients in a variety of industries, with a focus on real estate. Brian has served as lead counsel on over $3 billion in transactions, from small acquisitions to large and complex portfolio transactions, and has personally invested as a Limited Partner on approximately 40 transactions and over 10,000 multifamily units. He draws on this experience and expertise to help Winfield Investment Group achieve its real estate investment objectives.

Gary Hentschel has a diverse business background, both as an entrepreneur/investor as well as spending 22 years in banking. Gary spent most of this time in commercial banking and has served as the President of KeyBank Indiana from 2007-2015. Gary has also run several privately held companies including a private equity backed industrial staffing company from 1996-2007. Additionally, he has held majority equity positions and served as CEO of two acquired companies over the past seven years. Gary currently holds a majority ownership with two partners in WSI Technologies, an Indianapolis-based technology company where Gary oversees strategy and operations. Gary is also active in the local business community as both a consultant and board member.
